The primary objective of this dissertation is to establish a structured approach to guide project managers of high-rise construction projects in Malaysia in selecting the most effective risk assessment techniques. The research seeks to identify key factors influencing the selection process, evaluate their relative importance, and ultimately provide a practical framework to optimize risk management and improve overall project performance.
1.1 Background
High-rise construction projects are a significant part of the construction industry, which has a vital part in the growth of the country (Memon, Abdul Rahman, and Abdul Azis, 2012). The risk factors in high-rise construction projects are high. Hence, any risk occurring in a high-rise project also plays a part in the construction industry. So, to access and mitigate the high-rise project risks, project managers need to utilize relevant risk management techniques for the project activities to complete more efficiently (Chandubhai et al., 2019).
Risk management (RM) is a crucial matter to project managers; if not correctly handled, risks may lead to project failure (Marco, 2014); hence RM is an essential process in any construction project. Therefore, according to a study conducted by Gajewska and Ropel (2011), RM is presently one of the famous areas of attention for both researchers and construction experts.
From the insights on risk and its management, it can be pointed out that players within the construction industry faced the challenge of delivering a practical risk assessment and management system needed to help in the RM process. RM is intended to assist in identifying project risks, methodically analyse them, and identify appropriate tools and techniques in managing them. Analysing project risks and selecting the optimum technique to support project risk assessment is a crucial challenge, especially for project managers (Marco, 2014).
Moreover, the literature is full of RM techniques, all appealing to be competitive and productive (Tesfaye, Berhan, and Kitaw, 2016). However, choosing the optimum risk assessment technique is critical to project accomplishment (Fadzil, Noor, and Rahman, 2017). Hence, to lessen and mitigate construction risk, there is a need for a systematic approach on how to choose optimum risk assessment tools and techniques to use.
Chapter 1 – Introduction: This chapter introduces the research context, focusing on risk management in Malaysian high-rise construction, and outlines the research aims, objectives, and methodological framework.
Chapter 2 – Literature review: This section reviews existing literature on risk management processes, categorizes qualitative and quantitative risk assessment techniques, and identifies the factors essential for selecting these techniques.
Chapter 3 – Methodology: This chapter details the research approach, covering the literature review, questionnaire design, sampling strategy, and the statistical methods used for data analysis.
Chapter 4 – Data Analysis: This chapter presents the empirical findings from the questionnaire survey, providing detailed analysis of the respondents' background and their perceptions of risk assessment techniques.
Chapter 5 – Discussion: This chapter interprets the analyzed data in the context of the research questions and existing literature, while proposing a structured guidance framework for project managers.
Chapter 6 – Conclusion and Recommendations: This concluding chapter summarizes the key findings, acknowledges the limitations of the research, and provides recommendations for future studies in the field.
